Delivering Land Development Plans Within Tight Deadlines – A Case Study

The Client:

The Client is based in Southeastern Pennsylvania and has delivered a full range of civil engineering services since 1992. These services include subdivision, land development, grading, erosion and sediment control, stormwater management, boundary surveys, floodplain surveys, and topographic surveys, covering a 15-county area across Eastern Pennsylvania.

The Problem/Opportunity:

The client faced a critical situation where they had lost access to the DWG files for their residential development project, despite having previously developed the necessary land development plans. With a one-month deadline to submit the plans to the county, they urgently needed to recreate the plans from scratch. They turned to us for assistance in recreating the plans to meet this tight deadline. The project required two key deliverables:

  • Conceptual Site Plan
  • Final Land Development Plans

These plans were essential for ensuring the project complied with county regulations and met the submission deadline.

Our Solution:

Our architecture team began by developing the conceptual site plan, which was completed within three days. Next, our civil design team focused on creating detailed land development plans, ensuring full compliance with county regulations and standards. To maintain clear communication and avoid delays, we scheduled daily calls with the client, keeping them informed of progress at every step. This streamlined communication and efficient workflow allowed us to complete the plans a week ahead of schedule, all while ensuring the highest quality standards were met.

How Our Solution Created Value for the Client:

By delivering the required plans ahead of schedule, the client was able to meet the county’s submission deadline without the risk of delays or penalties. The swift completion and consistent updates also provided extra time for review, ensuring that any necessary adjustments could be made before submission. Adhering to county regulations ensured the plans were up to code, which minimized the risk of future revisions and ensured a smooth approval process. This proactive approach saved valuable time and the likelihood of costly delays, creating long-term value for the project’s success and ensuring quality and client satisfaction at every stage.
